NO FEAR!

NO FEAR!

A well-known motivational speaker once said, "No one knows enough to be a pessimist."  He also quoted statistics showing that a very high percentage of the things we worry about are either A) things that never happen, or B)
things over which we have no control anyway.  His point?  Not only do we not have enough information to justify our worries, we also are virtually unable to alter the outcome of most situations.

Our worst fears are generally of the unknown (not enough information).  Our imagination runs wild, conjuring up worst-case scenarios.  We become fearful, anxious, and even overwhelmed - yet the source of our fear is
non-existent (except in our minds). Consider these oft-quoted phrases:

"Think you can - think you can't - either way you're right."
"As a man thinketh, so is he."
"Argue for your limitations, and sure enough they're yours."

In other words, by your thoughts alone, you control the outcome.  Although there exist many risks to our peace-of-mind during uncertain times, we still have the ability to pursue our very best hopes and dreams.  We may find that
their achievement requires more effort than usual.  Doubt may creep in. Nevertheless, as you have heard many times, "It's all in your head."

Tax Day

I recently read that we work Jan. 1 through June 30th of each year, just to pay our

taxes. After that, you keep all you make. Prior to that, 100% goes to the government in some form or fashion to pay for some kind of government worker, work program, social program, defense, project, health care, common good, common bad, etc. Whatever you want to call it, April 30th is TAX day; the deadline for filing your income taxes in Canada.

So in celebration of this special day, let’s talk TAX relief. If you received last month’s letter from me, you will recall our goal of trying to raise $25,000.00 for B.C. Children’s Hospital. But – we need your help and I believe you can benefit from the TAX relief as well.

                      

Just down the highway from where I am typing this, B.C. Children’s Hospital has a full house of kids fighting for their lives. For them and their parents taxes are not “top of mind”, health is. Living is. Surviving is. As you may have heard, B.C. Children’s Hospital is front and center in the fight against nasty diseases that destroy or cut short the lives of children. We are thankful to have such a wonderful facility close by, doing such great work to help heal and save young people. So even though we are trying to figure out how much we owe the tax man, many are simply hoping they can be here to actually pay taxes. This is why we here at Mako’s Real Estate Experts have resolved to do what we can to help.

For every house we sell this year, we are donating $250 of our income to B.C. Children’s Hospital. Our goal, again, is to raise $25,000 to help them in their quest to Heal, Save, Cure and Comfort Children under their care.

Charitable contributions are tax deductible to a point. Rather than give your money to the government, you should consider making a donation to a charity. If you like this idea, we will match your donation up to $250 if you decide Children’s Health Care is a good place to donate. Check with your accountant to verify the deduction allowed on your taxes before pursuing this avenue.

Either way, your referrals are in good hands and help us contribute to a good cause.

Capitol Gains

Every seller must pay tax on 50% of the net profit gained from proceeds of sale of their investment property to the government as the Capital Gain .

 The primary residence is not subject to the Capital Gain so if you own a property and you live in it you don't have to be worry about the Capital Gain but if you have more than one property the government would consider the non residing property as a rental or investment property so that property might be subject to the capital gain, once you sold your investment property 50% of the net profit will be added to your income for that year, for instance if you bought a property for $ 200,000 5 years ago and now you sell it for $ 300,000 that $ 100,000 profit must be reported as the capital gain once you file your income tax and half that amount ( $ 50,000) is taxable.

The Abbotsford International Airshow is held annually on the second Friday, Saturday and Sunday in August at Abbotsford International Airport.

Celebrating the 48th Anniversary with a great 2011 line-up with numerous static displays on the runway.

It is Canada's largest airshow. In the mid 1970s, Abbotsford was designated as Canada's National Airshow by Prime Minister Pierre E. Trudeau.

Do you enjoy golf? Head out to the CPGA Ledgeview golf and country club.

This challenging course's terrain on the front nine holes is rather hilly, whereas the back nine is much flatter. Most of the greens are very large in size and undulating, making calculated putting important.
